Booking Conditions

Bookings:

By making any booking, all guest(s) agree to the information given below and on other relevant information pages.

COVID-19: Local Authority guidelines must be adhered to at all times by all guests.

Booking / Good Housekeeping Deposit

For all bookings a £250 deposit is required to be paid on booking. This deposit is non-refundable in the event of you cancelling your booking for any reason, or if you do not arrive. This deposit is also held as an inventory and cleaning deposit for the duration of your stay and will be repaid in full in the week following your departure – providing no breakage or damage occurs and your accommodation is left in a clean and tidy condition as per the instructions in the Lodge. Return payments will be made by BACS transfer and you should send your details to us on departure. Any return charges made by any bank are at the payee’s liability.

Letting Payments

Full letting payment is due 8 weeks prior to arrival. If you plan to take your holiday within eight weeks of your booking date, full payment including the good housekeeping deposit must be made at the time of booking. We accept payment by cheque, BACS, credit/debit cards and PayPal. Please note that any bank, credit/debit card or PayPal charges must be incurred by the person making the payment as letting payments are due in full.

Accommodation

Accommodation is equipped as described on our website. We reserve the right to make changes as and when necessary and no notice will be given of these changes. Arrival time is from 3.00pm. Departure time is by 10.00am. All linen and towels are provided with beds ready-made. On departure, we ask all guests to strip the beds, pack linen, towels, bath mats and tea towels into the supplied laundry bags, vacuum throughout, leave the bathroom, kitchen and appliances clean, and empty all internal bins to the refuse/recycling collection at the bottom of the Lodge road. Please remove any left over food. Guests will be liable for any cleaning charges incurred in the event that the property is left in an unacceptable condition, or if the linen has not been collected into laundry bags, refuse/recycling left in the Lodge, or if occupants have been smoking inside the building. Charges are £30 per 30 minutes of extra cleaning or part thereof. The hirer must undertake to vacate the property at the termination of the let. Nortower Lodges reserve the right to enter the properties, at all reasonable times, for the purposes of inspection or to carry out essential repairs.

Availability

We let our properties from Saturday to Saturday for the busy months of June, July and August. We can accommodate short breaks during this time at our discretion. Please ask before booking online to avoid disappointment. Whilst we will take all reasonable steps to ensure that the accommodation you have reserved is available on your arrival, no guarantee can be provided. Therefore, in the unlikely event that the accommodation or its facilities are damaged by fire, explosion, storm, flood, burst pipes, malicious damage or any other circumstances beyond our control, we will reimburse your rental in full. We recommend that you have travel insurance in place.

Force Majeure

We cannot accept responsibility or pay any compensation where the performance or prompt performance of our contract with you is prevented or affected by reason of circumstances amounting to force majeure. Circumstances amounting to force majeure include any event which we could not, even with all due care have foreseen or avoided. Such circumstances include the destruction of or damage to the property (which cannot reasonably be remedied to a satisfactory standard before the start of your holiday) through fire, flood, explosion, storm or other weather damage, break-in, criminal damage or any similar event beyond our control. Such circumstances also include riots or civil strife, industrial action, natural or nuclear disaster, fire, adverse weather conditions, war or threat of war, actual or threatened terrorist activity and all similar situations beyond our control.

Smoking

Smoking is strictly prohibited in our Lodges. Removal of smoke odours in buildings is extremely difficult. Accordingly, charges will be taken from deposits if it is found that smoking has occurred.

Pets

We do not accept pets at the Lodges due to the area being on a Croft.

Safety

Whilst we have attempted to make Nortower Lodges as safe as possible, there are natural hazards associated with an outlying Island location such as this. Responsibility for your well-being (and that of any of your guests/children) lies with you. As Nortower Lodges are on a working croft, there may be farm animals in the fields surrounding them. These may include sheep and cattle. Please keep to the access track. There are walks available – please ask for more information.

Weather

At times of adverse weather, notably snow, the main A970 is well maintained. We aim to keep our entrance road and the main access tracks clear, but at rare times of heavy snow, direct to-the-door access to our Lodges may not be possible. Where there are travel disruptions as a result of bad weather or fuel shortages, Nortower Lodges cannot be held responsible for non-arrival.

Your Booking

Your booking is not concluded until you have received an official booking confirmation from us. Your booking is limited to the persons named on your booking form. Casual overnight guests are not permitted unless agreed in advance with us.

Cancellation

If after payment of your letting fees, (8 weeks before arrival) you are forced to cancel for any reason, you will forfeit your £250 booking deposit. If your cancellation is within 1 week of arrival, it is unlikely we will be able to let out the accommodation and you will forfeit 50% of your letting fees. Please note this is our policy and it is strict. (By making a booking, all guest(s) agree to our booking policy). 50% of your letting fees will be returned to you but we will attempt to change your booking to another more convenient time, if necessary, but may not be able to. The decision of Nortower Lodges on all claims will be final. We recommend that you have travel insurance in place.

Additional Visitors

It is natural for you to want people you know who live locally to visit you while you are here. Please inform us if you are planning to have any gathering here during your stay. Our insurance does not cover for events in excess of the number of people on your booking form. Large gatherings whether during the day or the evening are not always suitable and not always permitted.

Damage, Loss and Nuisance

We reserve the right to refuse admission to any or all guests for any just reason. Similarly, we reserve the right to evict offensive persons. No refunds will be made. The hirer agrees to pay for any damage or loss, excluding reasonable wear and tear, incurred during their occupation. We reserve the right to make charges against deposits or to invoice for over occupancy, additional cleaning or damages.

Vehicles

Cars, vans, bicycles, trailers and their accessories and contents are left entirely at their owners’ risk. A secure lockable shed is on site for visitors use. We will not be responsible for any loss or damage thereof or thereto from any cause whatsoever.

All prices are inclusive of VAT at the prevailing rate.
